Cost of capitalFlat 10% of principal for the six-month term. Not 10% annual. Ten percent for the term, and a 180-day minimum applies whether you pay off in month two or month six.
Points and feesNone. No origination points, no underwriting fee, no processing or document fee, no prepayment penalty beyond the 180-day minimum interest. The 10% is the entire cost of the money. Third-party closing costs (title, recording, insurance) are still yours, paid to those parties rather than to me.

I will pass. There is not enough spread to protect a second.

Notice what is not in that formula: your cash into the deal. I do not run a loan-to-cost test and I will not ask you to put money down. My protection is the spread you created by buying right, a personal financial statement I verify against bank statements and an IRS transcript, and a misrepresentation carve-out in the guaranty. Buy well and be straight with me, and the structure works. Neither of those is negotiable.

Who you are borrowing from

I am Zach Fischer. Fischer Lending Corp is my own balance sheet, not a fund and not a broker shopping your file to a table of investors. There is no committee, no LOI that quietly re-trades at closing, and no capital partner who can pull out in week three. When I tell you the money is there, it is there.

I have been lending on Denver-area deals since 2022, mostly to repeat operators, in second position behind conventional and hard-money seniors. I also run an operating business in Denver, so I understand what it costs an investor when a lender goes quiet for a week.
